President’s Letter: July 2024

It’s Hot! Really Hot.

When Nansii and I moved from California in July of 1994 and stepped out of the car at my father-in-law’s house in Wichita Falls, it was 107—and I think that was in the shade! She and I looked at each other and debated turning around and heading back to balmy Southern California. But we decided to tough it out and see what happened. We had always been told Texas was hot, but you never really learn to appreciate the truth of that statement until you’ve lived here for a while. Who knew that when it gets hot, it stays hot for months? Okay, we get it—it’s hot! Regardless of the heat, we learned to thrive. Not even oppressive heat can take away the fact that we made great friends, developed excellent connections, and grew to love our Texas home.

Hot also describes the multifamily business in Texas during the summer. To say it is busy is an understatement. Occupancy goes down a little from summer move-outs and tenants moving around; maintenance teams stay busy ensuring air conditioners are working and pools are in compliance. Not only are all the usual challenges out there, it seems like half of everyone is on vacation! Speaking of vacation, I really hope that you all have planned some getaway time to recharge your batteries. Work-life balance is so critical to success. There will never be a time when not much is happening, so grab some time and go to someplace beautiful that’s a little cooler than 100. Remember, Fall is coming!

Speaking of Fall, FWAA has an incredible slate of programs and events scheduled so you can flourish in the multifamily business. Remember, FWAA is a family, and we encourage you to meet all your FWAA kinfolk. We are a family in the truest sense of the term. Put forth the effort to learn about all the great things FWAA is doing, and you won’t be disappointed.

Upcoming events include our Business Exchange on August 6th, the 2nd Annual Pickleball Tournament on September 10th, another installment of our Fall Classic Golf Tournament, the return of our Education Conference and Trade Show to November, and our Christmas Celebration coming in December.

I’d also like to congratulate our 2024 Lyceum Candidates. This year, we added two more suppliers to the mix, for a total of eight participants. With another great pool of leaders in the Lyceum pool, the future of FWAA is certainly in good hands.

Now, go eat some popsicles, chase the ice cream truck, jump in the pool, or do whatever you need to stay cool in this summer heat.

Until next time,

Bryan Downer, FWAA President
